My goodness, has the valley greened up. You can't believe how gorgeous it is up here! Shades of green everywhere, river is flowing and the kayakers, paddleboarders and fisherfolks are having a blast and many of our mountain biking trails are open.
The market continues to clip along and we could definitely use a bit more inventory for summer shoppers. So, if you are considering a real estate move, now is the time to call me so we can get it in motion!
Melissa Gibson with Land Title reports: "April numbers in Routt county were in line with April of 2017. Total transactions were 101 compared to 98 last year. While our gross sales volume is down at $57.5M compared to $72.M last year, that is due to the large $21M airport transaction last April. Removing that, this April would be the best volume in April we have seen since 2008. I think that speaks to our higher average residential prices we are seeing due in part to our low inventory. Our average residential price is $697,016 YTD. Overall, the YTD volume is down -12.36% and transactions are down -8.18%
There were two New Unit Sales in April. We are definitely in construction mode in the valley so hopefully we will see more new units sales as we go through summer. There are a lot of new developments in the works and we hope to see those come to fruition to help our dwindling inventory.
There were a total of 128 loans in April 2018 with 40% of purchasers closing with financing at the time of sale while 60% closed with cash."
