Urban Street at the Mountain | 86 units across the street from Casey's Pond Senior Living, Urban Street would include 12 row houses, four duplexes, eight triplexes and two condo buildings. Barn Village | Located centrally and at the site of the famous "Steamboat Barn" this subdivision has been growing by leaps and bounds over the past few years. Originally platted and sold in 2007, the start was slow due to the recession but the neighborhood is filling in quite quickly. A 62 lot subdivision which only had a couple homes on a few years ago, is the site of rapid expansion. Custom homes and spec homes are being offered. Wildhorse Meadows | The Flat Tops at Wildhorse Meadows is one of the newer single family home projects and is part of the larger Wildhorse Meadows development. Anchored by Trailhead Lodge, the gondola that takes you up to the base area, The Range (41 home sites) and First Tracks Condos. River View | This location encompasses a parcel between Lincoln Avenue and the Yampa River from Third to Fifth streets. The owners of the site want to begin construction on public infrastructure as soon as this summer. The RiverView site itself encompasses 4.74 acres and is poised to include a mix of residential and commercial spaces and possibly a boutique hotel on downtown's east end. Sunlight | The newest subdivision located up the hill across from the Community Center and before you get to the intersection of Hwy 40/Elk River Road. The 92 lot subdivision is being sold in three phases with single family lots and duplex lots along the hillside. Sales of the first phase of 53 lots is well under way and construction has commenced on a few homes. Along with custom homes being built, there will also be some spec homes available this year. They hope to bring them on the market near or under $600,000. West Steamboat Neighborhoods | Located 2.5 miles west of Bud Werner Library, this large acreage parcel intends to bring a variety of housing options focused on locals living. Brynn Grey, the developers have been working with the City and stakeholders over the past two years, to develop the vision that the community is seeking. They have built two similar communities in Breckenridge and Frisco, so they understand the mountain communities and climate. The process has taken a long time, but this is a big decision for the city to consider annexing this 150 acre parcel. In its current design, the project is looking at three phases for the neighborhood and includes 400 homes and land donation for apartments, future school, daycare and consideration of a commercial component (grocery store) near Highway 40. The Gateway neighborhood would be the first and includes single family homes, duplex/townhomes and all are to be considered for locals only. Overlook Steamboat | The recently purchased parcel near and west of the airport is a fully approved for a 140-lot, 70-acre residential subdivision and has the potential to take some of the pressure off of the community's super tight housing market. Initially, the developer mentioned selling the lots for under $200k, but there might be future plans for building some spec homes. This parcel could also include other opportunities, such as an "Airpark" residential subdivision where private airplane owners could land, park and fly out of their front door.
