Just a short drive west on Highway 40 from downtown Steamboat are several neighborhoods. In between downtown and the west area is Sunlight Subdivision that is just getting underway with single family homes. Farther west are neighborhoods of West-End Village, Silver Spur, Steamboat II and Heritage Park is home to many locals. Many of the homes have excellent views of Mt. Werner and the surrounding rolling hills and ranches. There are trails maintained for summer and winter activities. The age of home ranges from 1970’s to present and features a variety of architectural styles. Nearby, there is a 9-hole golf course and the Yampa River runs alongside HWY 40 and continues on through Milner and Hayden where the regional airport resides. This is also the area where the developers of the West Area Neighborhoods are proposing additional housing in the future. As well, the Overlook Property which is closer to the Steamboat Springs/Bob Adams Airport intends to offer more residential product.
About 25 minutes from Steamboat Springs and home to the Yampa Valley Regional Airport is a great town with commercial services, school, recreational areas, Routt County Fairgrounds and surrounded by acres of ranch land and rolling hills as well as Yampa River State Park. The airport is where all of our commercial planes land and we are seeing an increase in new home construction over the past two years. Homes are generally more affordable in this area and offer more bang for the buck in single-family housing. Some of the newer developments are Lake Village and Dry Creek Village. A great number of residents commute to Steamboat Springs for work. Hayden area is also home to the Carpenter Ranch, The Nature Conservancy
As you head north out of town on Routt County Road 129 through the Elk River area you will first see areas named Copper Ridge and Downhill Drive which offers a variety of mixed-use properties. Several outdoor retailer businesses such as Smartwool, Moots, live-work units, landscapers and even one of our local breweries, Butcherknife Brewing is housed in that area. Then transverse past the Steamboat Springs Airport and into some of the county’s richest agricultural land and rolling vistas. The Elk River runs alongside and the road will eventually take you to Steamboat Lake. Along the way, there are several developments such as Elk River Estates, Deer Mountain Estates, Mad Creek, Moonhill Meadows and numerous operating ranches. From “The Clark Store” (which has everything you need), is the new North Routt Charter School. To the right of 129 along Seedhouse road you will find several other small farms/ranches and Elk Ridge Subdivision with an eclectic mix of homes. This road will also take you the Zirkel Wilderness. Continuing up 129, there is Willow Creek Pass Village with many homes on varying lot sizes and then onto Steamboat Lakes which includes homes on both sides of the street as well as on the lake. Other highlights up north are; “The Home Ranch”, Pearl Lake, Hahn’s Peak and one of the most visited state parks in Colorado, Steamboat Lake State Park.
The south valley is rich with farmland, rolling hills and some excellent views towards the Flat Tops. Sprinkled alongside HWY 40 from Rabbit Ears pass are several developments. Timbers Village, Alpine Mountain Ranch, Priest Creek Ranch, Storm Mountain Ranch and Catamount Ranch/Lake Catamount are in close proximity. Also in the area are two golf courses, Catamount (private) and Haymaker (public). Down the road on Highway 131 and to the southeast is Lake Catamount, The Sarvis Creek Wilderness area as well as numerous homes with acreage, a large amount of agricultural grazing land and hay production. Oftentimes, horses can be seen galloping across the fields, Sandhill cranes swooping through the sky and golden eagles and hawks soaring high above. In the winter, Lake Catamount and Haymaker golf course become Nordic touring centers.
Along River Road and to the south, you will find a variety of homes and developments. Dakota Ridge, Country Green, Sidney Peak Ranch, Big Valley Ranch offer larger lots, higher-end homes and some include a conservation easements.
Off of HWY 131 and on Routt County Road 14 is Stagecoach. This area was developed in the 1970’s and features several different neighborhoods. Usually the properties in this area are more affordable and there is something for everyone if you are seeking the beauty of Stagecoach Lake State Park and surrounding mountains. Stagecoach is home to year-round recreation including boating, fishing, hiking, biking, ice-fishing, cross-country skiing and more. The 820-acre reservoir sets the stage for a diversity of activities in the lush Yampa Valley. Whether you are seeking a very affordable 1970’s townhome by the old Stagecoach ski area or a single family home off-the-grid, Stagecoach area offers many options.
Onward towards Lynx Pass you will find an abundance of vacant land/parcels. This was one of the results of the subdividing in the 70’s. Some of the neighborhoods are accessible and some are not, but most are off-grid living.
