Single-family homes were still moving in days as recently as a year ago — that is different now. At 58 days on market, single-family is now taking eight times longer to sell, and condos have slowed further too, from 53 to 79 days. Even so, July saw the highest number of Steamboat Springs properties go under contract for that month since 2021 — homes are still selling, just not as quickly, and buyers are waiting for the right price rather than sitting out entirely.
Recent activity spans the full range of the market. This week alone brought 38 new listings — from $19,000 parcels in Stagecoach to a $4 million home in Old Town — plus a handful of commercial properties adding variety to the mix. Pending sales range similarly, from a $350,000 Stagecoach condo up to four properties over $5 million. Roughly a third of pending sales in the Steamboat Springs area are priced above $2 million, several tied to new construction that won't complete until 2027 — the upper end of the market continues to show real strength.
While overall price per square foot is down 9% year-over-year, well-priced properties continue to hold their value — it's pricing precision, not the market broadly, that's separating what moves quickly from what sits. Add in the longer days on market and nearly three-quarters of sales closing below list, and at 8.5 months of supply, this still reads more as a buyer's market than a balanced one — but well-positioned, well-priced listings are the exception.
Overpricing is still the core mistake, and it's a costlier one now than it was last cycle — with pricing itself softening, a home listed off last year's comps risks sitting even longer than the market average.
The upper end of the market continues to show real strength — roughly a third of pending sales in Steamboat Springs are priced above $2 million right now, several tied to new construction.
